Outer County Homes Appeal to Variety Of Buyers

"There are advantages and disadvantages. In Tennessee, you will pay more taxes. In Mississippi, you will get more land for your money, but you'll also pay more for your car tags and you'll also pay the state (income) tax."
Farmer said during his tenure of 10 years selling homes in the area that buyers choose more traditional DeSoto over Shelby, who, unlike DeSoto has a higher concentration of out of town investors and has been plagued by seizures. "Basically, DeSoto has not been hit as hard as Shelby County with seizures in the depressed market," Farmer said. "It's like night and day, really. There are very few in DeSoto County to the moment, but only a handful."
Last month, the Shelby County closed its books with 1266 sales of houses, the most since June 2010 and 9 percent higher than 1157 sales in July 2010, according to reports real estate information company Chandler, www . chandlerreports.com. But 329 of those sales were bank or foreclosure, sale, averaging $ 58 760 and a total of $ 19.3 million.
However, Tipton County saw 44 home sales in July, down from 24 percent in sales of 58 of the same month a year ago and down 25 percent from 59 sales in June.
Steve Heathman, City real estate broker, attributes Tipton July stats adverse to a few factors.
"Shelby County is a lot denser than Tipton - the population is huge in comparison," said Heathman. "But, overall housing affordability in the County of Shelby is probably at its best it has been less in 10 years. Prices have been so hard hit by the economic downturn, the high number of foreclosures and short sales that is affordable for many people. Probably 25 percent of cash sales are Shelby simply because prices were so down.
